For his latest undertaking for the Quin, the club’s Latin American-inspired restaurant Lunasol and its companion bar Fernando’s, Fulk mined the region’s artistic traditions and commitment to vibrant colors, patterns, and textures to create as transportive an experience as one might expect from Fulk. Inspired by designer Alexander Girard’s legendary midcentury Latin American restaurant La Fonda del Sol in New York, Fulk commissioned hand-painted murals and stenciled plaster walls featuring tented rooms and flocks of tropical birds, which live alongside Chertavian’s picks, which represent the most colorful and robust collection in the club, with 26 artists from 13 different countries, including Jorge Pardo, Efrain Almeida, and Fernando Botero, for whom the bar is named. Classic archways are embellished with ornate ironwork and stained glass details.

The food at Lunasol follows suit, of course, with bold takes on Argentinian, Colombian, and Mexican cuisine that include creative tacos, empanadas, and a ceviche bar, and a wide range of 0% proof spirits to ensure all guests leave with a buzz of inspiration, at least—the ‘Quin’s whole raison d’être. With stunning views of the Museum of Natural History and Central Park from every major room, the designer didn’t need to do much structural work. She renovated bathrooms and the kitchen and added new millwork, a hidden built-in bar and a few other design elements throughout. “Even though we were doing quite a substantial renovation, it was important to keep some of the original design elements of the apartment,” says Burns. “Wherever we were forced to remove existing design elements like moldings or wall paneling, our contractor partners at Cooper Development did an amazing job of replicating and restoring to keep the character of the space.” New custom millwork is a feature of almost every room of the home, adding interest and dimension to each space. In the kitchen, Burns added a skirted base for the brass bistro shelving (which hides the family cat’s litter box!) done in a fabric by Ottoline. The white-and-gray cabinets with brass hardware pair well with gray herringbone floors, and the space is flooded with natural light. The dining nook boasts an upholstered banquette—the client wanted somewhere casual where the family could congregate to start and end their days—as well as brutalist oak dining chairs sourced from 1stDibs and a large framed menu from their wedding. Burns has designed a home that’s warm, comfortable and elegant, but also liveable and not too precious for a young family to settle into for years to come.

The sumptuous, inviting apartment uses blue as a base color. “We layered rich tones and hues to provide depth and interest,” says Pollack. “The couple made daring choices, and this allowed our palette to be vivid and exciting.” The clients weren’t afraid to use large-scale, graphic prints on both wall coverings and fabrics. With four young children, ensuring comfort and warmth—not just glamour—was top of mind. “Their home is busy and quite fun, with their four children engaged in lively conversations, warmth, laughter and people chasing each other around,” she says. “The living room, in particular, was designed with entertaining in mind and offers the opportunity to host both formally and casually. We always joke that there is a lot going on in there—fabrics, textures, patterns—but it magically comes together to create one coherent, elegant space.”

“Bellport village has a laid-back, approachable vibe, which was key to every detail—from the layout to the finishes.” — Michael Tomei

The first step for Tomei was to excavate the basement while salvaging wood, brick and cobblestones, which were then used throughout the property. Another challenge was to open up the front hall to create a gracious entrance. “The original entrance was cramped, with a very steep staircase and narrow hall,” says Tomei. “The front staircase had to be relocated to the heart of the home, connecting the kitchen to the second floor.” Another favorite addition is the sunroom with 180-degree views and expansive windows. “It makes you feel as though you’re living in nature,” says Tomei. “During the summer months, the space opens up seamlessly to the outdoor deck, perfect for entertaining weekend guests.”

A light, coastal color palette connects the interior to the water nearby. Neutral tones were used throughout, except for in the dining room, where Tomei chose a blue-green shade for an evening entertaining mood. “We took an old English approach to the trim—matching the walls, but with a slight change to the finish to create a monochromatic look,” says Tomei. In order to honor the house’s bones and location, the design team took great care to source antiques which were then refinished or reupholstered. “We worked with local auction houses as well as local craftsmen to create special pieces throughout,” he says. “Each bathroom was outfitted with Victorian washstands converted into sink vanities to ensure correct historical references in a modern space.” The painstaking restoration stayed true to the cottage’s heritage while modernizing and updating the spaces for modern living. “Bellport Village has a laid-back, approachable vibe, which was key to every detail—from the layout to the finishes,” says Tomei.

With homeowners who love to entertain, the layout of the home had to reflect this desire. Therefore, the design team envisioned a folding glass door system at the main entry that can be fully opened when entertaining to enjoy the courtyards and gardens. When closed, the hallway acts as the main hallway from the bedroom wing of the house to the entertainment wing. Above the corridor is an exterior bridgeway that leads to another covered outdoor entertaining area. “The vantage from the second story offers amazing views encircled by native oak trees,” explains Cunningham. “Though there is always push and pull with clients, we agreed on the practicality of space and having the house really serve their lifestyle,” says Cunningham.

Cunningham and her team were inspired by a wabi-sabi aesthetic as well as Japanese architecture for the interior design. “We used this concept as the driver for all of our selections,” she explains. “From the copper hood that will age over the years to the hand-chiseled powder room sink that is perfectly imperfect, the hand-troweled plaster that has a special life and movement to it and the fumed oak floors with knots and character, we loved the idea of patina, aging and natural imperfection.” To that end, the color palette was equally simple yet layered.

“The artisan plaster walls with its troweling effect truly transform the space,” Cunningham says. “It adds a richness to the space that complements any furniture or art.” Other artisanal design elements like Belgian bluestone countertops with a coined edge detail, handmade terracotta tiles and dark fumed oak floors add a richness to the interior spaces.

The furniture also reflects this design ethos. Many of the pieces are custom-designed by the Nicole Hollis design team, including the dining room table, living room coffee table and family room sofa, but others were sourced from Christopher Farr, Andrea Claire and Jacob May. A pair of Christophe Delcourt angled sofas upholstered in velvet and two-toned linen in the living room made for the perfect “conversation pit” for the homeowners to entertain and relax in, as did a pair of George Nakashima stools, upholstered in a handmade Japanese metallic fabric, which anchor the fireplace.

The couple, who reside at the home with their two teenage daughters and many dogs, tasked the team with creating a comfortable, casual, quintessentially Arizona home that embraced the spectacular desert views and could accommodate their large extended family. “Creating a home and not just a house has always been at the top of the list of the owner’s directives,” says Ogden. “The end result had to reflect their family and lifestyle.”

The resulting home, built into the hillside, boasts 12,000 square feet of living space spread across five bedrooms, five bathrooms and three powder rooms. “There’s a sense of scale to this house that you’re always aware of and trying to get right,” says Ogden. The wife is a great cook and so a working kitchen that functioned well in addition to being beautiful was paramount. “The goal was to make sure the family was represented as a collective whole,” says Ogden. The interiors boast expansive rooms that feature gorgeous natural light streaming in alongside plaster walls and old beams. Terra-cotta roof tiles add a European aesthetic to the American retreat. “The ebb and flow between these spaces was very important to both the function and aesthetic of the house,” says Ogden. “We intentionally played with the restraint from room to room, pulling back almost to a minimal level in some areas and, at other times, going quite grand. The homeowners have an affinity for authentic materials so, with the help of Amy Johannsen and Studio Ressource, these were incorporated into the design from the early stages.”

The well-lived-in home isn’t a showpiece or ever too fussy or formal for its inhabitants. Plus, it’s filled with works of art and objects that the couple has sourced over the years which are very personal to them. Avid art and antiquities collectors, they also brought in works by notable Arizona artists like Bill Tull, Mayme Kratz, Nancy Tokar Miller and Carrie Marill in a nod to the house’s surroundings. The perfect blend of custom-made furniture, unique floor and wall coverings, special art and antiques and beautifully landscaped grounds (thanks to landscape architect Berghoff Design Group) have made this home a true desert oasis.

Rug from Colin King’s Shape of Color collection for Beni

Featuring a showroom with sleek rug displays, a vast collection of yarns and color, and a team of Berber women who weave in a courtyard surrounding a 150-year-old olive tree, the brand’s new Morocco studio will be the first space where clients can not only design a custom rug but meet the craftspeople behind their creation. “The fact that they’ll also be able to enjoy Italian coffee and play petanque afterward doesn’t hurt either,” says Lobo-Navia. Initially, the duo were only focused on building out the headquarters. “We didn’t know the opportunity in New York City would come so soon,” Wright says of the decision to open a U.S. showroom. They learned of an available apartment in Greenwich Village through friend and longtime collaborator stylist Colin King, and they fell in love. Between the herringbone floors, perfectly patinated doors and French doors that open to a garden, very little had to be done to make the space feel on-brand. “The bones of this apartment fit the bill perfectly,” explains Wright.

Situated in a historic brownstone on West 9th Street, the nontraditional showroom appeals to a globetrotting clientele. “We had Donald Judd–inspired shelving custom-built to highlight Moroccan treasures, vessels and Robert and Tiberio’s favorite books,” explains King. “The rest of the decor is all either custom or vintage, highlighting Beni’s love of global design and craftsmanship. The space is made to feel like you could be in New York, but also in any of the timeless locations Beni has staged their brand shoots previously.” A rotating, seasonal installation of handwoven Beni knotted and flat weave rugs will highlight new designs and special collaboration collections at the Apartment, including their newest works with Athena Calderone, the powerhouse creative behind influential lifestyle site EyeSwoon. “Athena’s collection is really beautiful,” says Lobo-Navia. “Geometric designs in a sun-faded, feminine palette—a totally new direction for Beni. I can say that we had an absolute blast photographing the collection in Mallorca earlier this year.” The pair plans to be in town every few months to host intimate events. Plus, the showroom will treat guests to a special blend of coffee created by Moroccan brand Bloom Coffee. “We can’t wait to light a fire on a cold winter day and welcome our friends and collaborators to the space to see what’s new,” says Wright.

Most recently, Huffine teamed up with her best friend of 15 years, Shelly Lynch-Sparks, conveniently also the founder and principal interior designer at Hyphen & Co., to transform her Williamsburg, Brooklyn, home into a reflection of her own creative energy. “This was not our first project together and definitely won’t be the last,” says Huffine. “I think it is a true testament that two Libras really can make some great decisions.”

The Williamsburg loft was built in 1915 by architect Cass Gilbert, who famously designed the Woolworth Building. “The apartment has an old industrial warehouse look and feel,” says Lynch-Sparks. “The bones are beautiful with exposed concrete beams and clean lines.” Huffine adds that she chose this space because it was different from any she had lived in before. “I thought the all-white, loft-inspired design lent a perfect blank canvas to design outside of the box,” she says. The end result is a pattern- and color-filled oasis. Supporting local and female-owned businesses was also a top priority during this transformation. The coffee table, wallpaper, leather wall tiles, banquette, cushions, plant design and much of the art come from women artists and women-owned companies.

Huffine and Lynch-Sparks also incorporated many design elements from Brooklyn artisans to help create the eclectic vibe. “We went for a vibrant, colorful aesthetic with pattern and texture layered thoughtfully in each room, ” says Lynch-Sparks. The home features wall coverings from Eskayel, leather wall tiles from Avo and a custom rug from Beni Rugs. “The ultimate goal was to create an interesting, happy space that gave you something fun to look at in every corner,” says Huffine. The distinctive decor throughout the home certainly creates an ambiance, but Huffine admits that her favorite design element is the peacefulness and flow of the apartment. “We created private spaces by adding glass sliding doors to the previously open, undefined foyer space and removed doors to open up areas and create more use and purpose. It was important that every corner served a usable function.” Huffine says that every aspect of her home brings her joy after a long day of modeling. “I am so happy to be back and finally be able to welcome friends into my home and raise a glass in a space that deserves all the good times.”

The Franks worked with local designer Erin Martin of Erin Martin Design to maintain a historic feel while making the interior much more contemporary. “Erin has a talent for combining a modern look with a vintage flair, and her creativity comes through with her ability to source unique light fixtures and furniture,” says Frank. “She understands the architecture of a home and how far you can push it to achieve uniqueness while still keeping its integrity. She was also adept at playing with the scale of furnishings and position of the artwork to make the rooms look larger and ceilings higher.”

A neutral color palette set the tone, and contemporary art from artists like Robilee Frederick, Jason Kennedy, John DiPaolo and Robert Longo brought in pops of color. Martin sourced furniture, floor coverings and light fixtures from designers and showrooms such as Blackman Cruz, Obsolete, Holly Hunt, The Future Perfect and Lindsey Adelman. The modern dining room is easily the most used room in the house, as the Franks love to entertain and their delectable Frank Family Vineyards white, red, rosé and sparkling wines are, of course, always flowing. But, at the end of the evening, when the guests are gone, they have their little slice of wine country heaven.

“The first time I visited the property, I was immediately struck by the potential for a beautiful mountain view that was currently cut off by a low ceiling height in the main living area. We quickly agreed that if they were going to invest in this property, we had to get the proportions right, so raising the roof of the main living area became the largest gesture in our scope of work.” The Hollywood Regency-style home didn’t mesh well with the 1952 architecture, and thus the couple tasked Lewis with cleaning up the floor plan. “Over the years, there were multiple renovations that had compromised the function of several spaces, and the rear garden was nothing but a large expanse of sand with a quirky rhombus-shaped pool,” she explains. “In addition to the major structural gesture of removing and reframing the roof of the living space, we added a large sliding door for an effortless indoor-outdoor connection to the garden.” Bringing in natural light and adding lush greenery outdoors was paramount to the clients (and their two Norwich terriers). Citrus trees, a cactus garden with mature palm trees and a poured concrete fire pit added plant life and made the outside more appealing.

Lewis brought in her frequent collaborator, Scott Cullens of Palm Pacific Construction, as general contractor to renovate the modern, elegant and comfortable home with masculine finishes. “They wanted to exploit the best features of the property, taking advantage of views, the dramatic light, the potential for an incredible indoor-outdoor experience and the mid-century bones of the house,” says Lewis. “They were drawn to clean lines, pared-down details and highly disciplined palettes of white, grey and matte black. We generally opted for deep, muted colors balanced with crisp white, adding texture to create patterns with the shifting daylight throughout the house.” A terrazzo-like large-format porcelain tile from Spain was used throughout, introducing some soft gray in contrast to the white walls and matte black metal wall accents.

Furnishing a house during a pandemic presented a few challenges. “With almost no ability to travel together to visit showrooms, we ordered some custom-made pieces from MJ Custom Furniture in Rancho Mirage (the dining banquette and the upholstered wall-mounted headboards in the two bedrooms) and sourced the remaining items online, using fabric swatches and photographs and assembling it all into digital mood boards to confirm choices,” says Lewis. “Our design decisions were driven by the mountain views that line the horizon, the beautiful surrounding landscape, plentiful sunlight and the incredible architectural history of the neighborhood.” Restoring and highlighting the best features of the mid-century bones of the house while adding durable, classic materials that will endure for years was the goal of this project. “Throughout the design process, we constantly edited our palette, believing a pared-down, soothing collection of finishes playing with the light and shadow would achieve a peaceful and elegant home that would stand the test of time and honor the landscape of the surrounding area,” says Lewis.

On the cooking front, adding a countertop pizza oven is an easy way to expand your entertaining repertoire without revamping a whole space.”

Sasha Adler met the new owners as the parents of children at the same school as her own. “When they reached out to discuss the design of their home in 2018, I had just launched my own design firm, so I was so thrilled to have the chance to revisit one of my favorite projects,” she says. “Upon re-entering the home after almost a decade, I was relieved to see that everything not only stood the test of time, but the finishes and selections were all things I would reach for again today.” The new owners and their three young children wanted a space that was comfortable and flexible enough to graciously entertain 75 guests (pre-COVID-19) for the evening.

For the furniture, Adler and her team sourced one-of-a-kind pieces from across the globe, including antique dealers, auction sites, 1stDibs, Chairish and the Marché Aux Puces in Paris. They also worked with artisans to create some of the custom pieces. The homeowner and Adler both share an affinity for the color green, so different tones are threaded throughout the home.

In the master bedroom, an antique chest and marble fireplace are paired with a set of vintage glass and brass tables and a bed. A Holland & Sherry area rug complements a vintage striped kilim rug.

The thoughtful owners had worked with art advisor Erica Barrish to build an incredible art collection, which includes pieces by Alexander Calder, Cindy Sherman, Elizabeth Peyton and Frank Bowling. “They were looking to curate a collection of furniture that complemented their art,” says Adler. “Throughout the home, I reached for unique, collectible lighting, furniture and objects that spoke to the clients and strove to create a dialogue between the architecture and the art collection.” Because of the couple’s children, the space couldn’t feel too precious or museum-like. “I almost died when the Lalanne Mouton de Laine arrived at their home and they told me their kids were taking turns riding it,” says Adler. “I really love that they live with their pieces.”

The resulting paint color collection showcases warm natural hues (Faded Terracotta, Salt and Sand), blacks (Tar), grays (Stoke) and soft greens (Citrona and Palm), all inspired by the flora and fauna of Southern California. “The aesthetic is inherently California,” says Wearstler. “Natural, effortless luxury and bringing the outdoors inside. Every hue has a physical and/or emotional touchpoint to the California landscape.” So, how does Wearstler envision these colors living in one’s space? “Citrona is so bright and cheerful; I keep imagining it in a kitchen or family room, where you spend the most time with your family and loved ones,” she says.

But Wearstler always does her due diligence first to avoid mistakes. “One of the biggest mistakes is not considering the natural light in a room,” she cautions. “This really affects the color that you choose. It’s also really important to think about how the space interacts with those that it borders. You want to choose colors to form a hierarchy and natural transition between the different areas.” The relaxed and fresh paint hues fit in seamlessly with the brand’s 130-plus offerings and pave the way for modern, clean interiors for years to come.

Knowing the homeowners and their three children made things comfortable and collaborative for the pair when tackling the new construction project, which was built by Michael Deane Homes. “We wanted it to feel like a remodel of an old ranch house and intentionally designed the primary hallway to give the impression that it might have originally been the home’s porch,” Street explains. “We opted for a thin footprint so that all sides open to the home’s natural surroundings, welcoming unhindered views and plenty of natural light.” The materials the duo chose are humble and practical. “They are expressions of beauty in and of themselves,” says Street. “There’s authenticity in the union of rough-hewn reclaimed materials and polished ones and something special about having the home’s exterior materials merge into the interior spaces.” Warm white plaster, custom white oak paneling and ceilings and reclaimed wood beams add texture and depth to the architecture so that the home doesn’t feel too new or perfect. “We gravitate toward texture any way we can get it,” says Seiders, “from classic saltillo tile in the entry to the steel vent hood in the kitchen and steel fireplace surround in the lounge, all of which help to round out the material palate.” The indoor-outdoor connection is enhanced with skylights offering views of the sky and surrounding environment.

As the homeowners love to entertain, the music lounge, bar and other living spaces are the most popular rooms in the house. “Austin has one of the most vibrant music scenes in the country, and this music lounge and bar space not only pays homage to that, but has played host to impromptu concerts by up-and-coming and established Texas artists,” says Seiders. Bar lights and a rust-colored velvet sofa by RW Guild, a walnut-and-bronze coffee table by Sawkille, steel fireplace and vintage de Sede leather lounge chairs surrounded by dark, earthy charcoal walls (Sherwin-Williams Black Fox) create a sexy, cozy room.

The master bedroom’s rich textures pay homage to the American West with a decidedly modern slant; vintage Navajo textile, custom bed upholstered in Pat McGann fabric, leather credenza and puzzle painting by BDDW, suede-and-hide lounge chairs by Stahl and Band.

For time spent en famille, the light, bright family room is the place to be. An oversize sectional by Verellen, sisal-and-suede rug by Ashe and Leandro for Merida, vintage Sigurd Ressell lounge chair and vintage coffee table from Eneby Home adorn the room. A basement game room with concrete walls, tiled concrete floors and white oak paneling and vintage leather Ligne Roset sectional is another favorite hangout room for game nights and movie watching. Throughout the home, a color palette of deep blues and greens with hints of rust, coral and turquoise was inspired by the “legendary west Texas sky,” says Seiders. And the whole home is an impressive homage to the beauty of the South.

I am somewhat unconventional when it comes to sourcing. Instagram is a great source: it’s where I found my current sofa and nurture relationships with dealers all over the world. Online auction sites like LiveAuctioneers and CataWiki are great.

While holiday festivities will most likely be especially intimate this year, if not virtual, there are plenty of ways to create a chic oasis for yourself and your loved ones. “I particularly love that we’re celebrating the art of at-home entertaining and working with elements that we live and breathe in our everyday lives. Seemingly simple elements like a dried fan palms creatively placed in a beautiful large vase or an elegant floating wreath can elevate any moment at home,” Carter says.

Bikoff, who typically gravitates towards vibrant colors and bold patterns, suggests that holiday décor does not have to be your typical color scheme with classic motifs. “A few years back, I outfitted my dining room in a medley of pink, layering hue, texture and pattern for a festive look that was anything but ordinary,” she describes. For the first Salon St-Germain, Bikoff collaborated with Carter to curate a special shopping list of holiday décor inspired by the Parisian neighborhood of Saint-Germain-des-Prés with nods to Art Deco, Cubism, and Surrealism art movements. Two of our favorite items include a set of CB2 Cosette Crystal Taper Candle Holders and the eye-catching Pillar Candle by Lex Pott. Bikoff tells us that candles are a simple way to add a cozy vibe to your home during the holidays. “This year, I’ve made it a point to purchase beautiful candles and incense to scatter around my house,” she says. “Having just recently moved into my East Hampton house, I’ve been purchasing a lot of smaller design and art pieces to make it feel more like home, as well as some statement pieces special for the season.”

Statement pieces and beautiful design accents can also be integrated into your cocktails and refreshments, according to Richelle. “Investing in the details is super important–choosing quality serving dishes, for example, and thinking about your place settings and flatware. These smaller items add flair and personality that really elevate a gathering,” she explains. “For the martini fountain that we did for the Salons, we discussed thinking about more than just glassware–getting quality garnishes that are locally sourced and picking out a nice dish for the garnishes to go in. All of these elements truly bring a cocktail moment to life.” With an emphasis on a Parisian aesthetic, St-Germain is a clear winner when it comes to holiday cocktails and styling. “The tall, art-deco inspired St-Germain bottle is the perfect addition to a well curated bar cart, adding a unique shape and golden hue to the selection,” Richelle adds.

On December 17, Bikoff and Carter will host a virtual soirée focusing on holiday entertaining and decor inspired by Surrealism art from the 20th century. “There was a certain glamour and joy to Paris in the 20s, similar to the celebratory nature of the holiday season, and it’s been great to collaborate with my co-creatives throughout the process to really bring this to life,” Bikoff says of the series. The Lawsons were eager to create more indoor/outdoor living spaces for casual use and entertaining, so opening up rooms was
a necessary first step. “While it’s certainly a comfortable family abode, it’s also tailor-made for entertaining on a grand scale,” says Fulk. “The house is the epicenter of daily life and filled with extended family and friends. It’s the site of frequent gatherings, whether impromptu or elaborately planned affairs.” The trick was not to lose the formality and gentility of the home, because those qualities spoke to the owners. “We were determined to maintain the traditional aspects while not having it feel stodgy or too old-fashioned,” says Fulk.

Led by Ken Fulk, Inc. senior designer Douglas Slayton, the team created interiors with a graphic monochromatic palette peppered with pops of color. Antiques from the 18th and 19th centuries, as well as vintage mid-century finds and contemporary pieces, now fill the home. “We mixed furnishings from a variety of eras while keeping a cohesive feel,” explains Fulk. The entryway, which overlooks the grounds, now showcases a bold, geometric Stark Carpet runner. In the dining room, the walls are covered in Maya Romanoff marquetry veneer, and in the powder room, a hand-painted botanical de Gournay wall covering steals the show. Upstairs, the master bedroom got special attention thanks to the team’s discovery of a hidden vaulted space above the dropped ceiling. “We literally took the lid off the room, exposing the rafters and expressing the glorious volume of the space,” says Fulk. Now, there are inset panels in the vaulted ceiling finished in a lustrous silvery gold.

It’s a throwback, for sure, but a successful one. Fulk always loves a nod to the past, and this house has that in spades. “The homeowners and I share a romance for bygone eras,” says Fulk. “And there is definitely a Gatsby-esque quality to the place. It’s easy to imagine Daisy Buchanan holding court on the back terrace.”

Working with designers Alexander Poma and Leslie Steven of Pomasteven, Costa was able to reinterpret the space in a modern way, without any clutter or distractions. To this end, the walls and ceilings are painted uniformly in Benjamin Moore Paper White. The result is an airy, loft-like home that has a fluid flow and great symmetry. “I saw the greatness of the space itself and I respectfully brought down all the excess and made it into a real modern, loft-like space with elegant proportions,” says Costa. “It’s not opulent. It’s very edited and zen for us.”

The space is a perfect blank slate to showcase a mix of furnishings that the couple have collected over the years; some are new and custom-made, some are sourced from auction houses and others from vintage stores. “The emotional aspect of finding objects to fill the home is very important to me,” explains Costa. “Everything I have here is extremely personal. I love the hunt for objects, and I love discovering something new about every object that I own.” Costa is a collector with a meticulous eye who has so many special pieces amassed over the years, he doesn’t have enough homes to display them. He is also an avid art collector, with pieces in the home by Guillermo Kuitca, Bruce Nauman, Susan Rothenberg, Cecily Brown and Jeff Koons.

The former Calvin Klein Collection creative director launched his wellness and skincare brand Costa Brazil two years ago with a strong Brazilian DNA that felt genuine and authentic, so having a new home with lots of space for business meetings and entertaining was crucial. “It’s a great way to display our lifestyle for Costa Brazil,” says Costa, who can always be found in the living room. And while the apartment is pristine and peaceful, the couple loves to entertain and host friends for drinks and dinner in an effortless way (Nicky Hilton, jewelry designer Ana Khouri and actress Camilla Belle have all been guests in the art-filled home). “Friends are always coming over for casual buffet dinners and end up mingling by the bar and in the kitchen, which is the soul of the home.” And this one has a lot of heart.

Greene’s interiors were inspired by the homeowner’s personal style and the architecture designed by Barbara Callas of Callas Architects. “She is one of the coolest women I know,” he explains. “Full of warmth, very stylish and extremely well-edited, but all in an easygoing and natural way.” The modern architecture, by comparison, was strong and angular, so furnishings needed to be softer but hold their own in the space. A lot of dark walnut was used in stairs, soffits, walls and millwork, and the window frames are black, so Greene used a mix of neutrals with bold solid colors. With all that black, the fear was that the rooms would be too heavy, but white shades and clean furniture staved off that pitfall. “Objects, art and accessories were ways to bring in more of a handmade, bohemian feel to soften the modernism,” says Greene.

For both Greene and Spitzer, shopping together was the most fun part of their collaboration. They were able to choose pieces they had coveted over the years while decorating clients’ homes, like the master bedroom lamps from Rose Tarlow. Greene sourced furniture locally from famed boutiques like JF Chen, Orange, Lawson-Fenning and Nickey Kehoe, and mixed in favorites from vendors like The Future Perfect, BDDW, Apparatus and Cassina. Spitzer and Davis have two young children, so the space needed to be practical and functional—and not too precious. They also like to entertain, so the indoor-outdoor dining and entertaining spaces are generous. “This house gets used!” says Greene. And, really, that’s all any designer could ask for.

The masculine charcoal-and-gray scheme continues in the covered porch and serves as a strong counterpoint to the lush green foliage.

“The client wanted a modern house that spoke to the property with a warm, organic vibe,” says Lee. “The client loves Asian cultures and gardens, so we looked to classic modern steel-and-glass architecture for inspiration and added an Asian spirit.” The resulting modern Zen residence was inspired by the clients’ favorite garden in Japan. Lee used sleek stone, wood, steel, concrete and glass throughout the architecture, allowing the interiors to be more colorful and daring (think concrete floors with raw silk walls in the master bedroom).

A central ellipse with open stair exposes the central steel spine, giving double height to the entryway and creating a home for the client’s extensive collection of works by local artists. The color palate is warm and neutral with charcoals, grays, warm tans and greens. Rich materials like lush velvets, layered hides, textured cork and wood ceilings and leather-wrapped stair handrails give a maximalist aesthetic to the stark architecture. All in all, the homeowners are thrilled with the result. “They recently hosted the East Hampton Historical Society benefit, and guests told the owners that they were shocked the house was newly built, as it had so much soul,” says Lee. Certainly the best compliment any designer could hope to receive.

“I had always loved the house and thought it was the ultimate little L.A. pad,” the London-born, Los Angeles–based designer recalls of the home, which is perfectly situated in the heart of the Hollywood Hills, just minutes from his office. “When I heard it was for sale and I could afford to buy, I couldn’t believe it. I was the first person to see it, and I bought it even before it officially went on the market.”

Amazingly enough, it looked almost exactly the same as when Bullard first designed the residence 20 years prior, down to the original furniture, as it had been sold fully furnished twice in that time.

“It was so bizarre. It was like walking into a time capsule,” he says. “But, that being said, it needed a complete renovation.” So the A-list designer—who counts Elton John, Cher, Tommy Hilfiger, and the Kardashians among his clients—embarked on a quest to create a home that accurately reflects his personal style and how he and his longtime partner, Michael Green, actually live.

“There are quite a lot of unexpected twists in here, which is something that is the signature of my work,” Bullard says. “I like to mix the old and new. I like to mix periods. In decorating, there should be no rules. And certainly, for somebody like myself, where one’s home becomes an experiment pad, it’s important to take the things that you love and see how you can make them work together.”

Bullard let the architecture dictate the direction of his designs. “Since it’s a Mediterranean-style house, I wanted to add Moorish flavor to it—I think it adds a certain sex appeal,” he explains. “I also wanted to incorporate the midcentury look and comfort level I’ve been using in so many of my projects lately.”

Known for his unabashed intermingling of graphic prints and vibrant colors, Bullard layered bold patterns on top of a black-and-white palette that’s first introduced in the marble flooring in the entry foyer.

“Black and white to me is always a perfect neutral,” he says. “It allows the architectural details to pop. You can add any color to it and make it your own. It’s like a face: Black and white becomes a perfect bone structure, and to it you can add whatever makeup you want to create the look.”

A big believer that every home needs a star moment, Bullard created one here on the living room ceiling, which he says his artist, Brad Southwick, painted flat on his back for three weeks.

“The ceiling had a beautiful fault, and I wanted to make a feature of it, but I didn’t want to add plaster,” Bullard says. “So to do the paintwork in a really strong scale not only gave that room major wham-bam, but it also made the room feel taller and adds real vocal impact to the house.”

For four months, while the rest of the house was under construction, Bullard gutted the kitchen, giving it a dynamic face-lift. In an effort to make it feel like “more than a typical kitchen,” he incorporated a bit of Moroccan spice—seen in the backsplash of zellige tiles and the screenwork silhouetted by aged brass on the cabinet doors—while integrating all the latest mod cons, such as top-of-the-line appliances deftly concealed behind custom cabinetry.

“I wanted all the best appliances, yet I still wanted the kitchen to feel like it was of the architecture,” he says. “And I used these two beautiful green colors—one that’s a deeper shade that reflects the greenery from the garden, and the second is lighter, a little bit more fresh and modern in palette.”

As part of his extensive renovation, Bullard transformed all of the bathrooms into sanctuary spaces of lavish marble, with sumptuous soaking tubs. He reconfigured entire rooms, too, including the bar area, which he converted from a breakfast nook, and the dining space, which he opened up to the kitchen, to create a less-formal place to better accommodate gatherings. A massive custom kitchen island by Christopher Peacock extends to a giant arch that denotes the dining area, which now feels more welcoming and airy.

“I also changed the windows in the dining room,” he says, “so they disappear into the wall and completely open up to incorporate the garden into that experience.”

Bullard also added a 1,000-square-foot expansion that contains a tented screening room oozing with old Hollywood charm and Moroccan flair, plus an enhanced grand master suite that encompasses a gigantic master bath with abundant marble details and a brass tub; a large seating area; an impressive combination dressing room–closet; and, behind the bed, a wall clad in grisaille wallpaper, depicting a tropical scene that plays off of the large magnolia trees visible just outside.

In another instance of melding the interiors and exteriors, when designing the backyard oasis of his three-bedroom, four-bathroom, 4,200-square-foot home, Bullard drew from the black-and-white palette of the interiors for the tile work of the patio area and pool, which he completely reshaped. He also constructed an upper-deck level with an outdoor bar and TV screening area, added a side patio complete with a firepit, and totally relandscaped the grounds.

“I wanted to make the garden a destination,” he says. “So it has lots of wonderful lounge seating and different areas carved out, and it’s all beautifully lit at night. It has that vacation feel, which inevitably is what you want for your own garden if you can create it. That vacation-at-home experience.”

Whether it’s a nod to the contentment, better health, and increased productivity that regular contact with nature fosters or an effort to rid the air of toxins and improve the environment, architects, developers, and landscape architects are also integrating rooftop and tranquility gardens, topiaries, and other leafy spaces into luxe condominiums coast-to-coast.

“As cities continue to become denser, [their] inhabitants will increasingly be deprived of nature and all the positive benefits of connecting with nature,” says Ma Yansong, founder of MAD Architects. “For that reason, we absolutely anticipate the trend of living greenery walls—or really any connection to nature—to grow.”

Native drought-resistant succulents, vines, and plants that evolve with the seasons form a sculpted facade at Gardenhouse, a new Beverly Hills condominium and a first in the United States for China-based Yansong, who uses innovative architecture to balance the natural environment with urban living, helping humans and nature to “be more emotionally connected.”

At 6,700 square feet, the living mural is one of the largest vertical garden walls in the U.S. It also makes the contemporary collection of 18 row houses, garden flats, and sky villas a greenery-wrapped standout along Wilshire Boulevard. On the exterior, the green walls block out the sounds of the city and filter the California sunlight. Inside, residences overlook a courtyard lush with plantings. “You feel as though you are immersed in nature,” Yansong says. Windows open to the vertical garden, “giving residents the feel-ing that they are living in a hillside village, rather than in a metropolitan city,” he adds.

In San Francisco, the 114 new waterfront residences at 2177 Third have rooftop views and a seven-story vertical garden that inspires tranquil living. With geranium bushes, fuchsia shrubs, and 10 other species of flowers and plants, the wall “also provides living public art that surprises those driving or walking past,” says Roman Speron, the condominium’s developer. “It breaks up the massing of the buildings and complements the rich green space” of a new nearby park.

Japanese maples and mature plantings accompanied by a large mural rev up the condo’s internal park. Within the units, organic materials—from the grain of the wood to the veins in the marble—also help transform the snippet of concrete jungle into serene living spaces.

“The freestanding living walls serve an important dual function of creating privacy in a discreet and understated way while offering all the benefits that come with a vertical garden,” says Mark Schwettmann, an architect and director at Skidmore,  Owings & Merrill.

In New York, One Manhattan Square, an upcoming modern glass residential tower, boasts more than an acre of private exterior gardens—more landscaped area than any other development in Manhattan. Netherlands-based West 8 Urban Design & Land-scape Architecture maximized every inch: Topiary gardens  accessed by a sumac meander spiral at the tower’s base, providing myriad ways for residents to explore relaxation lawns, private birch gardens, and an herb garden, along with a putting green, a stargazing observatory, an adult tree house, a tea pavilion, fire pits, social courtyards, and a playground. Inside, a sunken tranquility garden is surrounded by a spa.

A half-acre rooftop with hidden garden seating areas and a pool deck cap the new Ritz-Carlton Residences, Miami Beach, a 111-unit luxury condominium with 15 freestanding villas. The sprawling waterfront complex was designed for indoor-outdoor living by Italian architect Piero Lissoni, his first architecture project in the U.S.

Although the freestanding homes were designed from the ground up, most of the complex was an adaptive reuse project converted from six hospital buildings.

“It’s much more ecologically friendly,” says Allison Greenfield, a partner at Lionheart Capital, the developer, calling the project “a green and resilient way of repurposing old buildings and giving [them] a new life.”

Its seven and a half acres include a Buddha’s belly bamboo arbor, a meditation garden, an urban pocket park, and a seasonal “edible garden” for the restaurant chef. Sea grape, royal poinciana, palms, and gumbo-limbo trees shade lawns and paths to a 36-slip marina.

A vertical garden highlights the lofty lobby at The Harbour, a 425-unit, two-tower luxury condominium that opened last year in Miami Beach. Outside, the garage is covered with living green panels.

Five distinct aromatherapy trails circle the perimeter of the lush five-acre property. With the help of mint, chamomile, lavender, eucalyptus, and gardenia, residents can find nature—and  serenity—simply by taking a walk.

The Roman fashion label is known for crafting innovative luxury pieces using new materials and techniques, so Kueng Caputo took inspiration from Fendi’s methods to develop the textures and materials within this 10-piece collection, combining Fendi’s iconic Selleria leather with terra-cotta and adding the brand’s iconic saturated colors to give new life to the traditional materials. In doing so, the designers transformed the house’s soft Roman leather into a strong structural material, giving it an entirely new look and feel. One can barely imagine it’s leather.

The Roman Molds pieces are building blocks designed to create a series of intimate rooms. Kueng Caputo mirrored the repeating arches of the Palazzo della Civiltà Italiana’s facade within each piece—as seen, for example, in a long table with a Fendi yellow top resting on opposite arches. The Bow table is composed of a pink and orange arched base reminiscent of the house’s beloved Peekaboo bag. In fact, Kueng Caputo made a customized canvas version of the Peekaboo to complement the Roman Molds series—which, along with the tables, includes room dividers, stools, a palm tree structure, and a tête-à-tête bench.

And Espinoza would know, given his accelerated ascent into the interior design stratosphere. From humble beginnings growing up in Miami as a first-generation American (his mother is from Honduras), getting into the prestigious Design and Architecture Senior High, and earning a full-ride scholarship to the New York School of Interior Design to working at a New York design firm while still in college and becoming a creative director at 24 years old, Espinoza’s dedication enabled him to rise through the ranks at an expedited pace.

As a sophomore at the New York School of Design, he secured an internship at Diamond Baratta Design, then Anthony Baratta hired Espinoza to work full time at his newly formed namesake firm. “And the rest is history,” Espinoza says. “It just snowballed from there. After school ended, it was really full throttle. And soon I became the creative director [in 2015].”

In his current role, he not only works on designing and decorating interiors, but he and Baratta also design all custom items for their projects in-house—from sofas, chairs, and tables to wallcoverings, rugs, and fabrics, down to the trim on the pillows. “Nobody realizes the amount of work and thought that has to go into every single piece of furniture and accessory,” Espinoza says. “Seeing it all come together at installation is most fulfilling.”

Inspired by design books from every era and vintage House Beautiful and The World of Interiors magazines, Espinoza feels that his signature style, including his penchant for intense color can be traced back to his mentor: Baratta is known for his unabashed use of color and pattern. Espinoza’s work melds vivid hues with punchy patterns and energetic prints in a harmonious way that only someone with a trained eye could make work. Take for example, a recent project in Quogue, New York, in which a husband-and-wife client challenged him to design their home around a sofa clad in 14 different Missoni fabrics.

“They wanted everything to be equally as patterned and as intensely colored as the Missoni fabrics,” Espinoza says. “So we took it there but had to keep it from looking like a fun house or circus. There is a certain amount of restraint but tons of color and patterns. It’s interesting to play with the balance.”

For that same project, they took a painting (“Rainbow Love Mountain Ranch, New Mexico [2007]” by Polly Apfelbaum) and translated it to a custom-designed rug for the entryway. “It’s quirky and unique and inventive,” he says, noting that his team—consisting of Baratta, himself, and designer Jaime Magoon, who all work in tandem—approaches projects by filtering everything through an eye of history. “We pay attention to all the great designers, decorators, and architects and put that to play in real life. We’re not afraid to take what’s worked in the past and try it again.”

Espinoza’s firm was commissioned to redecorate a Fifth Avenue apartment that Diamond Baratta designed 10 years ago. “This new client said, ‘I want what they had, but better and to a more elevated and even more intensely decorated level,’” Espinoza explains. “That was a really intensely involved project, and it was fun.” He adds: “These clients that challenge you force you to evolve. You don’t really have a choice. It really pushes the boundaries in your head. That’s really cool.”

Erick’s top five design tips:

1. Work with the architecture.
“Look at the architecture first. Focus on the proportion. If you’re not able to do construction to move or manipulate walls or to open up a ceiling to make it higher, figure out how you can fake it. For example, if you’re in a pre-war building and every door is a different height, find ways to trick the eye and make it make sense.”

2. Consider the light.
“Pay attention to how the light comes into the space. If it’s a really dark space, stay away from using colors, textures, and fabrics that will make it darker—unless it’s your intent to try to make a dark, cozy den.”

3. Start from the ground up.
“We design the rug first 90 percent of the time. That’s literally what grounds the whole room. Everything has to relate and work well together—the rug, fabrics, trim, accessories—and it’s harder to plug in a rug after all the decorating has been done.”

4. Cover the floor.
“I have a pet peeve about rugs that are like a postage stamp on the floor because they don’t make the room feel big. If you cover most of the floor, your room will look twice as large because it gives you more opportunity for furniture placement. Find the biggest possible rug you can fit into that room, and cover the floor. It elevates the style immediately.”

5. Pay attention to scale.
“If you don’t get the scale right, it throws off the whole room. Big, giant rooms need big, giant furniture. Otherwise, it doesn’t make sense to the eye. And with a smaller room, you obviously need to use caution to make sure the furniture fits. Also, make sure you can get the furniture up the stairs and into elevators. I learned that lesson the hard way: Be very careful, and measure all your elevators and stairways beforehand.”

Though Gambrel didn’t completely gut the three-bedroom, four-bathroom, 3,500-square-foot property with a Greek Revival brick facade, he did extensive design and construction work to suit exactly how he would live in the home. “I kept all the original parts from the 19th century, then removed the later additions and restored what it was originally. And then I added pieces that I wanted to add,” explains Gambrel, founder and president of New York–based design firm S.R. Gambrel. “The goal was to keep it really authentic and maintain the atmosphere of a historic West Village townhouse—with a twist.”

The first order of business was to demolish and reconstruct the kitchen on the garden level. “I lowered the floor in the kitchen and completely reinvented that elevation,” Gambrel says. “The ceiling height wasn’t adequate for what I wanted to do, so I dug the basement out deeper solely for mechanicals. Then I took advantage of the ceiling height of what was there and lowered the joists in steel. Essentially, I built that new space within the old structure.”

The result yielded a magnificent open chef’s kitchen and dining space with a marble-slab stone floor and marble island that Gambrel constructed, plus custom-built solid-wood cabinetry and top-of-the-line appliances, including a custom-painted Lacanche seven-burner, double-oven range with a custom-fabricated hood; a Sub-Zero refrigerator; and a Miele dishwasher. French doors lead out to a garden, and the cozy dining area is complete with a wood-burning fireplace—one of five that were meticulously restored in this residence.

To maintain the character of the townhouse, Gambrel retained the original floors and preserved a staircase that cuts through the core of the space and is topped with a skylight. Double mahogany doors on the parlor level separate the entry foyer, with its adjacent library/cloakroom, from the floor-through living room, which is 26 feet long but slender. “The living room is pretty narrow,” Gambrel admits. “So the furniture plan had to be really considered. I wanted a lot of seating, and the fireplace is off-center, so that actually adds to the challenge.”

Overall, Gambrel says, the project is an exercise in maintaining “a collector’s house where you entertain the style of great found objects and art.” Gambrel decorated the home with 20th-century art, much of it from the Dutch New Hague School, complemented with midcentury pieces from France, England, and America. And he melds eclectic vintage and antique items from the 18th through mid-20th centuries with custom pieces to create a design scheme that’s truly authentic to his own aesthetic and design sensibilities.

To wit, the elaborate master bathroom tells a “masculine story,” according to Gambrel, who attained the stone by handpicking it from a quarry. “I love to find great unusual stones and pair them together,” he says. “I go into quarries and look for different stones and how they are going to speak to each other. I’m always playing with stone compositions.”

In the living room, a super-heavy solid-bronze mirror that Gambrel found in Hudson, New York, hangs above the mantel as a statement piece, while the bolection fireplace was collected in England. As a juxtaposition of old and new, antique club chairs are set atop a custom carpet by Mansour, vintage lighting prevails throughout, and most of the upholstery was designed by Gambrel himself. Carefully curated mantel selections from Gambrel’s international travels express his personality, while other design decisions were made to maintain a period-appropriate aesthetic for the 19th-century property.

“The whole building is meant to be sort of atmospheric. It’s not crisp by any means,” Gambrel says. “And so the colors and materials and the textures are all trying to work with the patina.” He incorporates various materials “so everything has texture,” he says. The walls of the hallway and the stairwell are clad with Venetian plaster, and the blue living room walls are done in an integrated plaster. “Nowhere in this home is there just paint on a wall. It all has texture and works into the grit of the historic building.”

He adds: “I was looking to create a moody atmosphere, and I’m not afraid of color.” The designer employed punches of color in unconventional ways—in the red carpet of the staircase, the red-lacquered walls of the parlor-floor library/cloakroom, the black walls of the upstairs library that’s capped with a ceiling in a reddish limewash finish, and the upholstered walls of the master bedroom in a hue called Dead Salmon. Gambrel says that for the master bedroom, he worked with a palette that he’d never used before but was curious to try. “It relates to the brick of the house, and it’s sort of unexpected. I’m always experimenting with colors that are unusual,” he offers. “It’s a layering of materials. I’m just trying to try to keep it cozy.”
